Do not think the seller is obliged to be there, but yes, they are invited. I told my agent that the agent and the seller would just sit in a room, walking with the inspector, but if the seller had not heard bad things started to install some of them and heard something that was ours Inspector I said.
It was a little uncomfortable, because the seller is a builder and took some of the criticism personally.

Depends. If the seller is always in the house, so I could be there. When I sold my house, I was there for the inspection, the buyer has not happened, however, and I wanted the kind of control to continue without him. This is very rare that the buyer is not in the inspection.
